Tenure
This agreement is not intended to create a tenancy; the booked guest/s is granted a licence to occupy the property between the agreed dates. All guests must be as advised to us at time of booking and the owner is to be granted reasonable access to the property during your occupancy if required. Occupancy is from 3pm on the day of arrival to 11am on the day of departure. The booked guest/s undertakes to keep the premises and all furniture, fittings and effects in or on the premises in the same state of repair and condition as at the commencement of their stay and also undertakes to leave the premises in the same state as found. Domestic utilities (heating, electricity, gas and water) where included are for normal, reasonable domestic use only. Please consider the environment, leaving the heating on all day in an empty property is not considered reasonable and a supplement will be charged.

Guest Liability In Case of Damage (Additional Charges & Security Deposits)
This is a NO SMOKING BARN environment.
Any damage or breakages that you find upon arrival at the property must be reported to us within 12 hours. The owner of the booked accommodation must be compensated for any damage or breakages which may occur during your stay. If, following your departure, there is any damage and/or breakages found that were not reported by you during your stay then you agree that we will charge you for repair and/or replacement. You are liable for all repair and replacement costs incurred as a result of your stay.
We reserve the right to re-charge your previously used card/s and will make every attempt to notify you of the charge before it is made. Should we (5 Valleys Barn Ltd) be unable to reclaim funds from your previously used card/s, you will be notified of the amount due and given 7 calendar days to settle the balance.

Security Deposits
On arrival we will require a Credit Card swipe as a holding deposit, as acceptance for liability of any damage to the property during your stay, for up to 24 hours following the day of departure.

Access
If you have any mobility restrictions or other disability then please contact us prior to booking and we will advise on the suitability of the property. Allergy sufferers should also check with us first regarding suitability of the property if their condition is serious.

Eligibility
The number of persons using the property is not to exceed the number stated in the property description. Only persons (including babies) included on the booking form are eligible to stay at the property. (Infants are described as
being under 24 months old at the time of the booking). The booking is not transferable but, if individual guests change then you must obtain the owners consent prior to arrival. Bookings may not be accepted from groups of single
persons under the age of 25. This is a NO SMOKING BARN environment. No visitors are allowed at any time to the property without prior/express permission of the owners.

YOU WILL BE REQUIRED TO LEAVE IMMEDIATELY, WITHOUT REFUND, IF IN BREACH OF ANY PART OF THIS CONDITION.

Dogs
Under no circumstances will pets be allowed into a property without our prior knowledge. Dogs are to be fully house trained, regularly treated for fleas, kept under control and exercised outside of the property and remain on a lead at all times. Pets must not be allowed in the bedrooms or on the furniture or left unattended in the property at any time.
YOU WILL BE REQUIRED TO LEAVE IMMEDIATELY, WITHOUT REFUND, IF YOU ARE IN BREACH OF ANY PART OF THIS CONDITION.

Mobile and Internet/wifi Coverage
If you require mobile coverage during your stay, it is your responsibility to ensure that you have such coverage before booking, we cannot be held responsible for mobile coverage or the accuracy of coverage checking tools, or the information that we may pass on to you regarding potential coverage as we rely on third parties to provide any such information.
We provide high speed internet coverage for use during your stay. We are not responsible for any coverage disruption, however our third party service agreement requires all faults to be rectified within 48hours.
In Case of Complaint
Any complaints regarding the property or facilities must be taken up with the property owner immediately. We will make all reasonable efforts to solve the issue. No refund will be given, or compensation paid, if you do not give us reasonable opportunity of solving the problem before you return home. The owner of the property is to be allowed access to the property in order to investigate the complaint at any reasonable time during the booked stay period. Complaints made at the end of your stay, or after you have returned home, will be treated gratefully as constructive feedback.

Price Changes
We (5 Valleys Barn Ltd) may need to alter the quoted price for booked accommodation due to errors, omissions or changes in the rate of VAT. If the price alteration means that the cost of the accommodation goes up, the customer may cancel the booking without penalty within 7 days of the notification of the increase. Current prices quoted are valid until 31st March 2020 only.

Booking/Payment
Full payment is required at time of booking, which is non refundable.
Until payment is cleared the booking is not confirmed.
